New Farm Building Needed? No Money? Try Hay Solar!

Read Your Farm Magazines!  I’ve had quire a bit of time on my hands lately, recovering from a fall in hospital,but it's given me lots of time to get caught up on my rending. Just in case you haven’t had a chance to read the Better Farming magazine lately, I wanted to let people know a great new program for farmers in
our area, and other Ontario Farms too! With this new Hay Solar program, you can get up to two free 10,000 foot farm buildings built for you, and  $100 a year rent for cutting the grass around them, to boot! Vacant agricultural zoned land can qualify too! I just applied online for my free buildings, and am looking forward to generating electricity at Spring Creek farm. They say each building could generate enough electricity to supply my farm plus twenty more. Here are the details:

Free Farm Buildings

Qualified Land Owners may apply for a farm building based upon the following criteria;
  • The farm must be in Ontario.
  • The farm must have an electrical grid at the property.
  • The farm owner has unlimited use of the farm building assuming that reasonable care and protection to the structure is maintained.
  • The farm building must be an approved use by the municipality.
  • There must be full rooftop exposure to the South. Building must be aligned East to West length-wise to allow unrestricted sunshine to the farm building.
  • The farm building should be located as close to the road as possible and as close to your laneway as possible.They will accept locations up to 1500 feet from the road but distance could adversely impact project economics.
  • The building site must be reasonably flat and level however, they will accept any building site with the understanding that problem terrain could result in project cancellation.
  • At this time, the Farm must be located in any of the following area codes: 226, 249, 289, 343, 365, 416, 519, 613, 647, 705, 807 and 905.

About the Hay Solar Building Program

You can add revenue to your farm by having a farm building constructed on your farm under the Hay Solar lease program. Hay Solar has developed a unique farm building design that allows them to construct an agricultural farm building for hay, straw, equipment storage, vehicle storage, run-in or loafing barn. There are many other possible farm building uses but the application must be approved by Hay Solar and the municipality. A roof mounted solar system will be installed on the farm building, which will provide a revenue stream to Hay Solar that covers the capital cost of the entire solar facility over the term of the lease. As the Landowner, you will have no capital costs for the farm building as described in their Farm Building Specifications.
Hay Solar will also pay the landowner $100 per year in rent to maintain the appearance of the grounds around the farm building.
If you are located on a three-phase grid, then you can apply for one or two farm buildings.  If your farm is on a single phase grid however, you can only apply for one farm building. Each farm building is approximately 10,000 square feet and is about 36 feet wide and 250 feet in length.

The Lease

The Landowner must enter into a lease agreement with Hay Solar. Over the term of the lease, you get to use the farm building for your agricultural purposes. When the lease expires, the farm building and the 'green' energy it generates become yours outright.  You can enter into their short-form, Lease Option Agreement immediately online, and they will start the PREFIT application with the Local Distribution Company (LDC) such as Hydro One. During the PREFIT period, they will work with you to enter into the lease agreement. However, you must enter into the lease agreement prior to Hay Solar receiving a FIT contract offer. Please keep in mind that without the signed lease agreement, Hay Solar is unable to move forward with the construction of your farm building.
